The west of Norwich is where Carvels lives: our office is at Earlham West Centre, and we have let and managed homes on these streets for years. NR5 will not shout about itself, but for value, green space and connections it is one of the smartest rents in the city.
Earlham is a settled residential area of solid family houses, greens and local parades, stretching from the university edge towards Dereham Road. Bowthorpe, further west, was planned as a group of villages with its own shopping centre, doctors, schools and green wedges between the housing. The result is everyday life that works: schools, shops and buses are all where you need them.
Green space is everywhere here. Earlham Park and its lake sit at the top of the area, Bowthorpe Marshes and the Yare valley curl around the south and west, and the UEA broad and woods are a short stroll for anyone in the south of NR5.
Dereham Road and Earlham Road carry frequent buses into the city centre, and the outer ring road puts the A47 and A11 within easy reach, which makes the area popular with hospital staff, UEA workers and anyone commuting around the county. Cycle routes run through the green wedges and along the river towards the university and the city.
NR5 is family territory, with primary schools spread through Earlham and Bowthorpe, secondary options close by and the UEA and City College within easy reach for older students. Bowthorpe Shopping Centre and the parades along Dereham Road and at Earlham West Centre handle the everyday shop, with larger supermarkets and retail parks minutes away on the ring road.
This is one of Norwich’s most affordable rental areas, and it works hard for tenants and landlords alike. Two and three bedroom family houses dominate, with a healthy supply of well-priced terraces and semis, and demand is strong and steady all year round. Because our office is on the spot, viewings are easy to arrange and problems get sorted fast.
