Most landlords and referencing providers look for an annual income of around 30 times the monthly rent. Use the calculator to get a quick guide.
Work it out either way: enter a monthly rent to see the income usually needed, or enter your annual income to see the rent you could typically qualify for.
This is a guide only. Individual landlords, letting agents and referencing providers apply their own affordability criteria, and a successful reference also considers credit history, employment status and other factors beyond income.
As a rule of thumb, referencing providers want to see a tenant earning at least 30 times the monthly rent over a year. Where a tenant does not meet that threshold, a UK-based guarantor is usually accepted instead, and guarantors are typically asked to earn around 36 times the monthly rent. Several sharers’ incomes can often be combined on a joint tenancy. If you are not sure where you stand, just ask us, we will talk it through.
