The Golden Triangle

Victorian terraces, independent cafes and a rental market that never stands still. Norwich’s most sought-after neighbourhood for renters.

Home/Area Guides/The Golden Triangle

The Golden Triangle is the wedge of streets between Unthank Road, Newmarket Road and the city centre. It is the first area most renters ask us about, and once you have lived here it is easy to see why.

Living in the Golden Triangle

This is classic Norwich: long runs of Victorian and Edwardian terraces, bay windows, walled gardens and leafy side streets. The area has a genuinely village-like feel for somewhere so close to the centre, with Unthank Road as its high street. Independent coffee shops, delis, bakeries and small restaurants sit alongside everyday essentials, and the Plantation Garden, a restored Victorian garden just off Earlham Road, is one of the city’s best-kept secrets.

The mix of people is a big part of the appeal. Young professionals, sharers, families and students all call the Triangle home, so it never feels like a one-note neighbourhood. Evenings are lively without being rowdy, and weekends revolve around cafe brunches, the nearby city and walks to Eaton Park.

Transport and getting around

Most residents walk or cycle: the city centre is around fifteen minutes on foot from the heart of the Triangle, and the railway station is not much further. Regular buses run along Unthank Road, Earlham Road and Newmarket Road, and the A11 and A47 are easily reached via the outer ring road. Permit parking applies on many streets, which is always worth checking before you commit to a property.

Schools and amenities

The area is well served by popular primary schools, with respected independent options such as Town Close and Norwich School close by. Eaton Park, one of the city’s finest parks, sits on the western edge with its boating lake, pitch-and-putt and tennis courts. Waitrose on Eaton Centre and the shops at the top of Unthank Road cover the weekly shop without needing the car.

The rental market

Demand consistently outstrips supply in the Golden Triangle. Two and three bedroom terraces are the backbone of the market, alongside one bedroom flats and converted apartments in the larger period villas. Well-presented homes let quickly, often within days, so it pays to have your paperwork ready and to register for alerts so you hear about new listings first.
